Truckee & North Lake Tahoe
You'll always know the number and the date
Custom homes, whole-home remodels, and additions built on open books. Every subcontractor bid, every invoice, and our fee as its own line. Building in Truckee since 2004.

Why Stonepine
Two things go wrong on mountain builds
Two things go wrong when people build up here. The number moves without warning, and the schedule slips into a season nobody planned for. Both are usually the same failure: information the builder had and the owner did not.
So we run open books. Every subcontractor bid, every material invoice, and our fee as its own line, visible to you the week it happens. If a number moves, you find out immediately and you see exactly why.
Open books, both directions
You see every subcontractor bid, every material invoice, and our fee as a separate line. When a number changes you find out that week, not at the end. Nobody has ever been surprised by a Stonepine invoice, and that is the whole point.
What we build
Four kinds of project
Custom Homes
Ground-up mountain homes built around a real budget and a build season that only lasts so long.

Whole-Home Remodels
Taking a dated cabin down to the studs and putting back a house that fits how people live now.
Explore whole-home remodels →
Kitchens & Baths
The two rooms that decide how a house feels, done with cabinetry and tile that survive mountain use.
Explore kitchens & baths →
Additions & Decks
More room, or the outdoor space the house should have had, tied into the existing structure properly.

Same house, before and after
Shot from the same spot twice, months apart. The houses are still standing on the same lots, which is the only proof that counts in this trade.

How we work
- 1
Feasibility before drawings
We walk the lot, talk budget honestly, and tell you what it will really cost before you pay an architect.
- 2
Permits, handled
We know which agency governs your parcel and what they will ask for. That knowledge is most of the schedule up here.
- 3
Open-book construction
Every bid and invoice is visible. Weekly updates with photos, whether or not there is good news.
- 4
Punch list, then final
We walk it with you, fix what's on the list, then invoice. That order, every project.
Commercial
Businesses, boards, and portfolios
Tenant improvements scheduled backward from your reopening date. Association work documented so a board can vote on it in one meeting. Portfolio maintenance at standing rates, no bid every time.
- Tenant improvements. Built in the window between seasons.
- HOAs & boards. Change orders a board can actually approve.
- Property managers. One builder for a portfolio of houses.
Word of mouth, in writing
What clients say after the last invoice
★★★★★
Custom Home“They talked us out of the design we came in with, showed us the math, and the house we actually built came in under the original budget.”
★★★★★
Custom Home“Every subcontractor bid, every invoice, and their fee as its own line. I have built three houses and never once seen that before.”
★★★★★
Whole-Home Remodel“They found rot under the deck ledger in week two and had a price and a fix the same day. Our last builder would have found it in month four.”
The crew
Same people, job after job
We run a small number of projects at a time on purpose. A builder who is on four sites at once is really on none of them, and you can see it in the finish work. Our lead carpenters have been with us for years, which is why a house we framed last winter looks like one we framed a decade ago.
You meet your project lead before you sign anything. That person stays on your job start to finish, and they are the one who calls you the week a number moves.
Serving Truckee, Tahoe Donner, Glenshire, Martis Camp, Tahoe City, Kings Beach, Incline Village, and Northstar.
Start with the honest budget conversation
We walk the property, tell you what your number actually buys at 6,000 feet, and put the assumptions behind it in writing. No pressure, no vague lump sum.
