Tell us about the project

We reply within one business day, walk the property with you, and tell you honestly whether we're the right builder for the project before anyone spends money on drawings.

"Just planning and budgeting" is a completely fine answer. Most of our builds started as a phone call a year ahead.

    Feasibility before drawings

    We walk the lot, talk budget honestly, and tell you what it will really cost before you pay an architect.

    Permits, handled

    We know which agency governs your parcel and what they will ask for. That knowledge is most of the schedule up here.

    Open-book construction

    Every bid and invoice is visible. Weekly updates with photos, whether or not there is good news.

  4. 4

    Punch list, then final

    We walk it with you, fix what's on the list, then invoice. That order, every project.

You see every subcontractor bid, every material invoice, and our fee as a separate line. When a number changes you find out that week, not at the end. Nobody has ever been surprised by a Stonepine invoice, and that is the whole point.
