Commercial

Commercial work that respects your calendar

Three very different buyers, three very different fears. A business owner fears closed days. A board fears a change order it cannot explain to owners. A property manager fears getting a fresh bid every time a deck fails. We handle all three differently on purpose.

Tenant improvements

Built in the window between seasons

Restaurants, retail, and offices in a resort town have exactly one time of year they can afford to be torn up. We schedule tenant work backward from your reopening date and treat that date as fixed.

  • Schedule built backward from your reopening, not forward from our start
  • Off-season and overnight sequencing so revenue days are protected
  • Health department and ADA requirements handled before inspection, not after
  • One project lead who answers the phone, no rotating superintendents
  • Open-book pricing so a landlord allowance is easy to reconcile

HOAs & boards

Change orders a board can actually approve

Association work fails on governance, not construction. A board cannot approve what it cannot explain to owners. Our documentation is built to be circulated, questioned, and voted on.

  • Line-item scope by building and phase, in language owners understand
  • Every change order documented with cause, cost, and alternatives
  • Reserve-study-friendly records and a single point of contact
  • Phasing that keeps access, parking, and entries usable throughout
  • Owner notice templates you can send as-is before each phase

Property managers

One builder for a portfolio of houses

Managers running twenty homes do not need a bid every time a deck fails. They need one builder who knows the properties, prices consistently, and can be trusted to work unattended.

  • Standing rates so routine work does not need a fresh bid each time
  • Unattended access with photo documentation on every visit
  • Triage between what needs doing now and what can wait a season
  • Turnover-window scheduling around bookings
  • Consolidated monthly invoicing across properties

★★★★★

“Our tenant improvement had to be done between seasons and it was, to the day. In this town that is close to a miracle.”

“They ran our small commercial build with the same open books they use on houses. Our board approved every change order without a single argument.”

Bid request

Tell us about the property

For commercial work we walk the property, photograph problem areas, and return a scoped bid packet: scope by phase, allowances, schedule, and the assumptions behind every number. Boards get a version they can circulate and vote on.

Tell us it is commercial in the form and the project manager who handles that work calls you directly.

Request a commercial bid

We reply within one business day, walk the property with you, and tell you honestly whether we're the right builder for the project before anyone spends money on drawings.

"Just planning and budgeting" is a completely fine answer. Most of our builds started as a phone call a year ahead.
